Tile Fitting

Tile Cleaning and Maintenance, Including Grout Care

Most tile floors look tired because of dirty grout and the wrong cleaners, not because the tile has worn out. Here is a practical routine for tile cleaning, grout care and stain removal.

We are often called to look at floors that the owner thinks need replacing. In many cases the tiles are fine. The grout has darkened, a film of cleaner has built up, or acid has dulled the joints. Good tile cleaning and maintenance, including grout care, keeps a floor looking new for years and costs very little compared to re-tiling.

Here is the routine we recommend to clients after we finish a tile fitting job.

The first clean after fitting

The first clean sets the tone for the life of the floor.

  • Wait for the grout to cure. Do not wet-mop heavily in the first few days. Follow the curing time given for the grout used.
  • Remove cement haze. After grouting, a thin cement film often remains on the tile surface. It is removed with a suitable haze remover made for tiles, used as directed, and rinsed well. Avoid strong raw acid; it can attack cement grout and some tile glazes.
  • Epoxy residue. Epoxy grout residue must be cleaned while still fresh using the manufacturer's cleaner. Once hardened, it is very difficult to remove.
  • Remove protection carefully. Peel off tapes and sheets without dragging grit across the tiles.

A simple daily and weekly routine

Daily

  • Dry sweep or vacuum first. Grit acts like sandpaper under shoes, especially on glossy tiles.
  • Mop with clean water and a few drops of a mild, pH-neutral floor cleaner.
  • Change the mop water often. Mopping with dirty water is the main reason grout darkens.

Weekly

  • Clean kitchen and bathroom floors more thoroughly, focusing on grout lines near the stove, sink and shower.
  • Wipe bathroom wall tiles after showers with a squeegee to reduce soap and hard water deposits.
  • Shake out or wash entrance mats; they stop a large share of dust from entering.

Grout care

Cement grout is porous. It absorbs dirty water, oil and soap, which is why it changes colour while the tile stays clean.

Cleaning grout lines

  1. Apply a mild alkaline tile cleaner or a paste of baking soda and water on the joints.
  2. Leave it for a few minutes, then scrub with a stiff nylon brush along the joint line.
  3. Rinse with clean water and dry the area.

Avoid wire brushes; they scratch tiles and wear out grout.

Sealing cement grout

Once grout is fully cured and cleaned, a penetrating grout sealer can be applied. It reduces absorption and makes cleaning easier. Sealers wear off over time in high-traffic areas, so reapply periodically. Test by dropping water on the joint: if it darkens quickly, it is time to reseal.

When grout is beyond cleaning

If grout is cracked, powdery or permanently stained, it can be raked out and regrouted without removing the tiles. Many clients upgrade to epoxy grout at this point in kitchens and bathrooms, since it resists stains and does not need sealing.

Removing common stains

StainWhat to try
Oil and greaseAlkaline degreaser, then rinse well
Hard water and soap scumMild descaler suitable for tiles; test on a spare tile first
Tea, coffee, turmericMild cleaner; for grout, baking soda paste
Paint splashesGently scrape with a plastic scraper, then suitable solvent
Rust marksSpecific rust remover approved for tiles

Always test a new cleaner on a spare tile or a hidden corner before using it on the whole floor.

Cleaners and habits to avoid

  • Undiluted acid. Commonly used on bathroom floors, but it eats into cement grout, roughens it and makes it stain faster. It can also damage nearby marble thresholds or granite.
  • Too much detergent. Leaves a sticky film that attracts dirt and makes floors dull and slippery.
  • Oil-based polishes or wax on vitrified tiles. Vitrified tiles do not need wax; it makes them slippery and yellows.
  • Abrasive powders and steel scrubbers on glossy tiles. They create fine scratches that dull the shine.
  • Dragging furniture. Use felt pads under chairs and tables.

Wall tiles, kitchens and balconies

Kitchen backsplash

The wall behind the cooking range collects a fine layer of oil and masala fumes every day. Wipe it with a damp cloth and a few drops of dishwash liquid after cooking, before the grease hardens. Once a week, clean the grout lines behind the hob with a soft brush. Grease left for months turns sticky and yellow and is much harder to remove.

Balconies and terraces

Outdoor tiles collect dust, leaves and bird droppings, and textured anti-skid surfaces hold dirt in their grooves. A stiff broom and a bucket of water with mild cleaner, followed by a good rinse towards the drain, works better than a wet mop. Keep the drain outlet clear so water does not stand on the tiles.

Tiles alongside marble and granite

Many homes have tile floors with marble or granite thresholds, skirting or steps. Cleaners that are safe for tiles may not be safe for marble, especially anything acidic. Use a pH-neutral cleaner near stone. For polishing and care of natural stone, our marble fixing and flooring team can advise.

Maintenance checklist

  1. Sweep before mopping, every day.
  2. Use pH-neutral cleaner and change mop water often.
  3. Scrub grout lines in kitchens and bathrooms regularly.
  4. Seal cement grout and reseal when water soaks in.
  5. Never use undiluted acid on floors.
  6. Keep spare tiles from the original batch.

When repair is better than cleaning

If tiles sound hollow, have cracked or lifted, or the grout keeps falling out, cleaning will not fix it. That is a fitting issue that needs repair. We handle regrouting, replacement of damaged tiles and correction of faulty tile work. WhatsApp photos to 9468916422, visit our tile fitting and flooring page, or get in touch.
